What it takes to knock it out of the ballpark

Follow these 3 simple guidelines to
Messages that have a personalized touch work. Here is a generic message that you will see in many TEXT marketing campaigns being used:
“Hey Homeowner, if you’re thinking of selling your home, please call John at xxx to get a CASH offer now”
Here is an example of an actual campaign TEXT that got us 3 deals from 500 texts sent:
“Hey <first_name> howdy from your neighbor in <property_zipcode>. I am a fellow property owner & looking to buy a property in this neighborhood – are you considering selling?”
If you notice the text campaign was a SMART campaign that auto-inserted the homeowner name & zipcode.
2. Use LOCAL 10-digit phone numbers
With the recent changes in the FCC guidelines, more & more phone numbers & emails are being marked for SPAM. You can avoid that quickly by fir of all using a number that is local (to wherever you’re marketing). The same applies for Direct Mail, use local addresses. Additionally, just avoid using 5 digit or rotating phone numbers – they just don’t work.
3. Add photos
Photos inserted in your text messages or direct mail really have a magical effect. Homeowners are able to put a face to who you are & adds a sense of ‘I am talking to a real person’ on the other line. Here are some examples of photos used:
– You outside a home you’ve purchased shaking hands with satisfied homeowners
– Your family pic with your dog|
– You at a Title company handing a check

4. Ask for a CTA
Call to actions (CTA) are powerful. People unfortunately, are lazy – that’s why expecting them to call you to text at a later time is wishful thinking. So give them some instant CTAs to let them select themselves as prime prospects.
Here is an example:
“Text 1 if you would like to discuss your situation at a convenient time”
“Text CALL & at your convenience our home-advisor will call you to explain all your options”
All in all, these simple techniques will allow you to separate your message from the generic flood of messages that homeowners are receiving today.
